Thermal imaging
Shows surface temperature patterns that help narrow down where hot or cold water may be escaping. It does not see through walls.
For managing agents and RMC or RTM directors with blocks anywhere from Olney in the north to Taplow and Iver in the south. Call with the postcode to talk through the leak, the building and who can give access.

A leak in a block may show first as a stain in one flat. The source can be a neighbour’s pipework, a shared riser or the supply running under the car park, and each of those needs a different survey.
Most of the arranging happens before anyone arrives, because access across several homes takes planning.
Give the postcode, where water is appearing and which flats or communal areas are affected. An enquiry does not confirm attendance.
Before booking, agree what will be investigated, the price and anything excluded. Name who will arrange access to flats, risers and plant rooms.
The engineer uses the methods that suit the agreed scope. Opening-up, isolation or extra access is agreed first with whoever instructed the work.
The report sets out what was accessed, what was found and what remains unconfirmed. Repairs are agreed and priced separately.
ADI selects the equipment to suit the agreed investigation. Each method has limits, and a useful report says what they were.

Records readings across floors and walls to show how far water has spread. A reading on its own is not a drying sign-off.
Listens for water escaping from a pressurised pipe, and correlation compares two points to estimate where the leak is.
Put into suitable pipework under controlled conditions, then detected where it comes up through a floor or the ground.
An isolated section either holds pressure or it does not, which tells a leaking circuit from a sound one. A failed test may not pinpoint the fault.
An endoscope looks into voids through a small opening, CCTV inspects drains, and dye can confirm where water flows.
ADI covers England, Scotland and Wales. The places below are examples from across Buckinghamshire, and the list is not complete. Call with the full postcode for a block anywhere in the county.
Buckinghamshire Council describes Anglian Water serving the northern part of the Vale for sewerage, with Thames Water serving the rest of its area.
Some addresses here use a neighbouring post town, such as Slough for Burnham and Farnham Common, or Maidenhead for Taplow.
ADI Leak Solutions Ltd’s registered office is in Bourne End.
Sources checked 15 September 2026: Buckinghamshire Council’s local drainage context, the civil parish register, the water companies’ published supply areas and the post town recorded for each place. Towns are places with a town council, plus High Wycombe, which has none.
The attending engineer prepares the investigation report: the areas accessed, what was found and what still needs checking.
Use it to brief a repair contractor, update residents and give an insurer the evidence.

State what needs checking, who should arrange it and what remains uncertain.
Yes. Milton Keynes is part of ceremonial Buckinghamshire but has its own city council, so its towns are grouped separately above.
If the block is in Burnham, Farnham Common or Taplow, yes. Those Buckinghamshire places use a Slough or Maidenhead post town. Coverage is checked against the full postcode either way.
Yes, subject to availability. The places on this page are examples, and coverage is checked against the full postcode, so call with it even if the block is in a smaller village.
That depends on the postcode, the system involved and the appointments available. An attendance time is confirmed only when ADI accepts the booking. If water is putting people or electrics at risk right now, use the building’s emergency arrangements first.
Finding the leak and repairing it are agreed and priced separately. ADI does not undertake roof or building repairs.
The price depends on the building, the system and the access needed. Ask for the survey price, VAT and anything excluded before you book.
Yes. It records what was inspected and found, which helps an insurer or broker consider the claim. It cannot decide who pays or guarantee that a claim is accepted. Read about trace and access.
Have the postcode, the affected flats and an access contact ready.
